Limitation of Liability
Trinity Real Estate Group LLC ("Trinity") acts solely as a licensed real estate brokerage in the State of Florida and shall not be liable for any direct, indirect, incidental, consequential, or punitive damages arising out of or related to any transaction, contract, or service involving third parties, including but not limited to lenders, title companies, home warranty providers, or contractors.

Indemnification and Hold Harmless
By engaging Trinity as a real estate brokerage, the client (buyer, seller, or tenant) agrees to release, indemnify, defend, and hold harmless Trinity, its agents, affiliates, officers, directors, and employees from and against any and all claims, demands, losses, liabilities, expenses (including reasonable attorney's fees), damages, or actions arising out of or related to:

• Misrepresentations made by the client or any third-party provider
• Disputes between buyers and sellers
• Alleged failures in performance by third parties
• Property conditions or disclosures not made by the seller
• Services performed by or recommended through third-party vendors or warranty providers

This clause survives the closing of any transaction.

Third-Party Services Disclaimer
Trinity may refer clients to third-party service providers (e.g., inspectors, title companies, warranty providers). These referrals are provided solely for the client's convenience and do not constitute an endorsement or warranty. Trinity is not a party to any agreement between the client and such providers and assumes no responsibility or liability for their actions, omissions, or service outcomes.

No Legal or Financial Advice
Trinity does not provide legal, tax, or financial advice. Clients are encouraged to seek independent legal or professional counsel before entering into any binding agreements.

Compliance with Florida Law
All real estate activities conducted by Trinity are governed by Florida Statutes, Chapter 475, and applicable rules of the Florida Real Estate Commission (FREC). Trinity adheres to the standards of conduct and disclosure required under Florida law and makes no additional representations beyond those required by statute.

Agency Disclosure
Unless otherwise disclosed in writing, Trinity represents either the buyer or seller as a transaction broker and owes limited confidentiality and duty of loyalty under Florida law. Clients are encouraged to review the Florida agency disclosure forms for full details.

Force Majeure
Trinity shall not be held responsible for delays or failure in performance resulting from events beyond its reasonable control, including but not limited to acts of God, pandemics, regulatory actions, or failures of third-party vendors.

Acknowledgment & Binding Agreement
By engaging in any real estate transaction involving Trinity Real Estate Group LLC — including but not limited to listing, purchasing, selling, leasing, or entering into a contractual relationship — the client (buyer, seller, or lessee/lessor) expressly acknowledges and agrees that:

• These Terms and Conditions & Legal Disclaimer are deemed to be automatically incorporated into any such transaction
• The client accepts and agrees to be bound by all disclaimers, limitations of liability, and indemnity provisions stated herein
• These terms shall be binding regardless of whether a separate written agreement or acknowledgment is signed, to the fullest extent permitted under Florida law

If the client does not agree to be bound by these Terms and Conditions, they must immediately notify Trinity in writing and refrain from engaging Trinity for any real estate-related services.
